KEEP UP WITH THE LATEST MOVE FOR HOME INFORMATION PACKS

This August finally saw the long mooted launch of the Home Information Packs (HIPs) for four or more bedroom properties going on sale in England and Wales. The reason for their somewhat controversial conception was stated as being an effort to reduce the number of abortive sales and practices such as gazumping. The scheme also aims to promote energy efficiency in homes.

The government has taken the next step in the introduction of HIPs by extending the scheme to include three bedroom properties. Eventually it will be extended to all properties. The legislation makes it illegal to put your home on the market without first commissioning a HIP.

What does a HIP contain? 

The required documents that must be included in each HIP are:-

 ·         An index (ie a list of the contents of the Pack)

·         An Energy Performance Certificate

·         A sale statement (summarising the terms of the sale)

·         Evidence of Title

·         Local Authority Search

·         Drainage and Water Search

·         Where appropriate, leasehold information which would include a copy of the Lease
